Booking Terms and Conditions

Your reservation is only secured upon our safe receipt of your deposit, which is a minimum of 25% of the value of the booking.  This is non-refundable.

A Rental Booking Form must be completed in full, with the 'lead name/ person' being over 21 years of age and agreeing on behalf of all members of the party to accept the conditions of booking. 

The balance must be received by us a minimum of eight weeks prior to your arrival.  Failure to make the payment may result in the cancellation of the holiday with forfeit of the deposit. Please note that a reminder will not be sent

A deposit of 300.00€ will be required, for individual villas and 200.00€ for apartments and houses without pools, paid with the balance for your reservation, eight weeks prior your stay.  This is a requirement of our property owners and is to cover minor damage to the property or furnishings / contents late departure or excessive cleaning requirements.  This deposit will be returned to you after completion of a satisfactory inspection, via cheque or bank transfer, within five days after your departure.

For winter "rental deals" i.e October - March we require a 300.00€ bond to be paid prior to the holiday, which will be used to pay for standard service bills for the period of your stay. 

Coastal Properties have the right to refuse or cancel any booking, if after accepting it we become aware of any facts or information, which may lead us to believe that any member of the party may not be a suitable occupant of a property.

All cancellations of booking by the hirer (you) must be in writing by post or email and notified to and received by Coastal Properties no later that twelve clear weeks prior to the rental commencement date.  Cancellation will become effective from the date we receive it in writing.  Deposits are non refundable.  The total cost paid eight weeks or less prior to the rental commencement date are non-refundable therefore it is a recommended that insurance is taken out by you, well in advance, against cancellation.

In the unlikely event that a property becomes unavailable due to circumstances beyond the control of Coastal Properties, you will be offered alternative accommodation or a full refund.  In the event that no suitable accommodation can be offered then a full refund of the property will be issued.  Any refund is restricted to the property hire costs only and we are not liable for any cancellation or administration charges for travel arrangements, insurances etc.

Should your circumstances change i.e. arrival date or time, number of persons arriving, it is imperative that you inform us, in writing, immediately. This will only be possible to change if requested new dates are available.

In the event you wish to significantly alter details of a fully confirmed booking, there will be an administration charge of 25.00€ per change in addition to any increase, if any, in the cost of the revised arrangement.  You must send confirmation of the amendments to Coastal Properties in writing or by email.

Personal insurance is compulsory and a European Health Insurance Card [EHIC] (if from UK) is essential ~ contact www.nhsdirect.nhs.uk Health Information, 0845 4647, 24 hours; UK only or www.dh.gov.uk/travellers Health Related Travel Advice, 00 44 (0) 20 7210 4850, Mon-Fri, 9-5; UK time.  The property hire does not include any person insurance cover of any kind.  It is a condition of booking that insurance is taken out to cover personal accident and medical insurance.  It is strongly recommended to also arrange insurance against cancellation.

Accommodation will be available from 14.30 hrs, on the day of arrival and must be vacated by 10.00 hrs on the day of departure, unless prior permission has been obtained by Coastal Properties.

Only persons listed on the booking form may occupy the property.  The property cannot be re-let, sublet to any other group / party or individual without the written approval of the owners.  Under no circumstances may more than the maximum number of persons specified in the property description, or booking form, occupy the property except by prior written agreement.  Coastal Properties, or their representatives, reserve the right to refuse admittance to the property to the hirer and their party if they are in breach of this condition.  Generally we do not accept animals into any of our properties, however, there may be certain exceptions, please enquire.  In such cases you must obtain written permission from Coastal Properties.

The rental includes the use of linen and towels, water, electricity, gas (excluding monthly winter lets) , maintenance of swimming pool and garden etc.  Any defects or deficiencies must be reported within 48 hours of your arrival.  After this time it will be assumed that everything is in order.  The property rental prices do not include personal, medical, travel and cancellation insurance, travel, transportation, airport transfers, full resort representation or mid-stay cleaning of the property (for further details please peruse our website www.coastalpropertiesmojacar.com).

The hirer is responsible for taking all reasonable care of the property and its contents.  At the end of the hire period, the property and its contents, including all equipment, furniture, utensils etc. must be left clean and tidy, which includes the crockery and cutlery, (stored in the appropriate cupboards), the cooker, oven, fridge, microwave and barbeque.  The hirer shall ensure that no member of the party engages in any activity in or around the property and / or swimming pool and gardens which may cause damage, offence to the neighbours, pollution to the water or damage to the structure or pool filtration equipment, plants or trees, and this includes unacceptable anti-social behaviour.  The hirer shall also ensure that all rubbish is cleared away from the property and placed in the communal dustbins.  The occupants must undertake not to do anything, which in the opinion of the managers (Coastal Properties) shall interfere with the quiet or general comfort of the residents or occupants in your vicinity.

The hirer will be responsible for making good any damage to the property or its contents, (except in the case of normal wear and tear), which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the property, or their guests.  Such damage must be immediately reported to Coastal Properties.  The cost of the replacement or damage must be paid by the hirer, in full.

Coastal Properties, their representatives or their sub-contractors, have the right of access to the property at any time with due regard to the convenience of the hirer for the purpose of linen changes, inspection of the property and to carry out any essential or routine repair or maintenance work.

Neither Coastal Properties nor their representatives can be held responsible for any circumstances beyond their control including, but not limited to, mechanical breakdown, illness, emptying of the swimming pool for necessary maintenance, failure of any public service or supply.  The hirer responsible for booking undertakes that no person will suffer anything to be done which would endanger the policy of the property owner's insurers in respect of the property and its contents which might make the same void or voidable.

Coastal Properties acts as a booking agent on behalf of the owners of the properties offered and, as such, your contract is with the owner.  Coastal Properties or the property owners do not have any responsibility to compensate you, the hirer/s for any personal injury, illness, death, loss or damage of whatever nature suffered by you, or any member of your party, during the booking period or thereafter.

Coastal Properties take a great deal of care to ensure that the information and photography contained in their website, to the best of their knowledge, is correct.  However all properties are privately owned and therefore from time to time owners may make changes in their homes to alter details like decoration, furniture and fittings.  All information supplied by Coastal Properties is given in good faith and is based upon information available at the time.  All reasonable measures have been taken to ensure accuracy, but Coastal Properties and their representatives are not liable for any variation however caused.

In the unlikely event that you have a complaint about the property or its contents whilst on holiday, it must be reported immediately to Coastal Properties or its representatives who will promptly endeavour to take reasonable steps to resolve the matter.  Neither Coastal Properties nor its representatives shall have any liability for any complaint submitted after the completion of the hire period.

In the event of building works taking place by local authorities, private developers or neighbours, it is important to note that Coastal Properties are not responsible for such work, are unable to stop such work taking place or are unable to control the level of noise, neither can Coastal Properties be responsible for any building works that start during a holiday.

Neither Coastal Properties or the owner of the property cannot accept liability or pay any compensation where the performance or prompt performance of contractual obligations is prevented or affected by 'force majeur'.  In these Terms and Conditions of hire, 'force majeur' means any event which Coastal Properties or the supplier of the service(s) in question could not, even with due care, foresee or avoid. Such events may include, but are not limited to, war, threat of war, civil commotion or strife, hostilities, strikes or other industrial disputes, natural disasters, fire, acts of God, terrorists activities, quarantine, epidemics, weather conditions, government action or other events outside our control.

The Laws of Spain to which both parties expressly submit shall govern this agreement.
